Hubby says they make enough money but just cant figure out how they get/got behind.. to me its basic math to others its a challenge and we know that 2 to 5% of borrowers are challenged this way and go into foreclosure for a myriad of reasons some is legit.. loss of job health etc.. but many is just mis management of income to expenses.Consumer debt for these folks is what I came to believe is the real killer.. too easy to buy expensive cars too easy to buy motor homes and campers with the 20 year payments.. boats etc.. or just whipping the credit card out .. renters it seems are more human condition.. drugs alcohol baby daddy broken family stuff .

Avoid alcohol Tobacco eating out etc.. seller finance deals are out there ( I’ve done several) but it will take money still .

Smoking is a hard habit to kick.Even if she kicks the habit she might replace it with a healthy habit exercise,church,etc. or another negative habit alcohol,drugs,etc.You just can't quit you have to replace the void with something.Since her income is great I would take a much larger deposit to cover the risk.Just like pets,other tenants moving in people will not always tell you the truth.It's human nature for many tenants not to be 100% honest.

I agree with Tim, as a former Paramedic, I have a rather broad range of experience with all street drugs, On one hand I am a fairly staunch conservative, On the other I can confidently say that I don't believe I have ever ran a ambulance call for either a car accident, domestic violence, or assault where Marijuana was a main contributing factor, I believe it should be intensely regulated at least as much as alcohol if not more, and that street dealers should receive increased sentences and jail time for selling without a license and tax evasion.I think it should have its own tax bracket concurrent with cigarette prices, But I can attest as to thst because your not seeing it, doesnt mean its slowing down or going away, The city I recently moved from is one of the largest producers of meth in the country, and it is only getting worse.
