Currently I and my business partner own 2 town houses, one is a 4 bed 2 bath.

It is a large, old Victorian in a small, rural town.

Google and Yelp in some towns could rank Applebees as the best restaurant.

In 1.5 years, I will be moving to a large university town to start a dental residency program, and I am viewing this as an opportunity to invest in my first property.

We have done out of state investing and we hold 3 SFH and one Town home in Atlanta, GA and looking to expand our portfolio.We attend a monthly meetup every 2nd thursday in the month.

My cabins (1 to 5 bedrooms, all with views, and all except the 1 bedroom is further from town) are still performing well and most are on track to meet or exceed 2023 returns.The days of buying and everything running easy with people filling your dates and throwing cash at you are over.

It turned out that Joe only had one “buyer” on his list, and it was the cheapest guy in town.

Would love to come, I’ll be out of town that week but the next one I will definitely try to make it! 

All major flippers in town have heavily compressed ARV to accommodate for the potential of the downward slide to continue.
