IS there a way to make them pay for this especially bcos they are  not keeping up with the maintenance of their HVAC unit and this is the second year in a row that this damage occured? 

But here is why I don't always view historical trends as the way to predict whats going to occur today and why I don't know if I'd say prices will go up.

Having a property manager is the solution for dealing with matters that occur with problematic elements of our population, and in alleviating yourself from these kind of stressful encounters.

Just think about it.People have an accident on a rented boat and blame you because you provided the booze they drank.Now that would most likely be a scam of course but it could work.
