Tom,Off to a good start and you seem to have realistic expectations and enough life behind you to realize there will be acquisition years followed by digestion and stabilization (years where money flows in and others where he tide runs out).I've never ventured into trailers/ mini-homes, but know folks who both regularly flip them and/or fix-and-rent.  

Not sure the life expectancy of a STR is going to match my 30 yr note lol.Matt I preface that with LICENSED  just like in your area you buy one of the 25 or so LICENSED air bnb is Napa your going to pay million plus probably but your buying a small business / mini hotel as it were and so your expected to get a nice return on your business no different than buying in the day a small BNB... some made it some never did..  

Austin TX had a problem with Stealth dorms and changed the limit from 6 to 4 in some downtown areas, and also San Diego had a problem with mini dorms and so you have apply to have 6 or more adults 18 and over in a SFR, and prove you have adequate parking. 

I have a great one, he does furnaces, AC's and mini splits.
