Many states put the responsibility of the check writer to ensure there are funds available when the check is deposited regardless of the post date.Meaning, you can post date it all you want, but if someone deposits it, the date is irrelevant.

I have done some initial research and found jobs such as, property analysis and acquisition at major property management companies, site selection departments for corporations and government agencies,  mortgage writer for banks, an appraiser, real estate agent, and working as a sales rep at a brokerage firm.I would welcome any other ideas, and comments on the jobs I listed and how maybe through your experiences, they were helpful (or harmful) to your real estate investing career.

Here is what i  have done:1)have an LLC that Tenants will write rent checks to, mortgage payments will be on an automatic withdraw from this account and then the cash flow after all expenses will go to pay the investor the loan2) the LLC has an operating agrement between myself and my partnerso do I need a seperate "operating agreement" for this particular triplex?
