Minimal changes to effect common entrances, no major shifts in load bearing, easy plumbing changes for wherever the new kitchen would be... it's a lot of boxes to check. 

Its not as easy but once you are up in running you are building a brand, equity in your business, and also constant flow of leads.

But it sounds like your agreeing a no-contingency sale is more unrealistic here. 

The fact other properties have chewed up sidewalk isn't a sound legal argument either.

It isn't easy, but you'll learn a lot about underwriting from the process and know the ins and outs of the entire model, which makes using it, troubleshooting it, and adding to it much easier.

This doesn’t necessarily sound realistic in a real world scenario. 

Dimensional variances are usually the easiest to get, but that doesn't mean they are easy.
