Finally, don't get caught up in analysis paralysis.

Finally on 5/14/2021 (day 348) the refi was closed and funded. 

It can be a daunting task when you are trying to run a business and I finally honored that I am spent!  

And my experience was 18 months at best for term .. some went longer of course but many just went the first 12 months then moved and left a semi trashed house. 

Finally, someone answered the question. 

I send a text to introduce myself and ask if we can answer any questions about the listing or to support them in finalizing their booking.We follow up with an e-mail reiterating the same information.  

The worst experience we've had was with a flat roofer (very common roof type in Chicago) we finally wrapped up, after waiting almost two years for them to finish/fix something. 

We have put together forms that allow us to scope out properties on a walk thru and be pretty close to the final cost. 

I have been all of the place on my investing journey, but feel like I am finally starting to tighten up my criteria.    

Eventually, after finally admitting he could not obtain a loan, he failed to return my capital, and completely stopped responding just long enough until the banks were unable to reverse any payments.
