So far(knock on wood) I've only had to file for an eviction once, and the tenant vacated before the actual court date.

A state like California that has ocean, wooded forests, flat land that would be good farm land if it were not for water issues, and hot, dry desert all within a single state has many different markets.  

Have been renting it for almost 10 years with no serious issues yet (knock on wood).

Things to look out for are old windows, old wood siding, peeling paint on exteriors and interiors, and damage to window sills, door frames, and walls.  

If anything the newer wood finishes are more outdated.
