For commercial properties, former dry cleaners can be very problematic. has property always been connected to public sewer or did it use septic system that can discharge pollutants into groundwater. 

Our environment also is at risk for pollution as we spread ourselves thin. 

Is this a significant turn off for renters because of the noise pollution? 

Sorry Nick nobody wants to move to New Jersey it’s just not a cool place and it’s boring and filled with Factories that pollute .

Also, any damage they did not put in as a claim.Other things to ask:- any knob & tube wiring or Aluminum wiring- are they aware any mold, asbestos, or other  pollution issue- are there any underground tanks of any kind (active or inactive)- any issues with insects, animals, etc.Check to see if there would be any issues with rebuilding on that site (will you have to upgrade to code or will it not be allowed).
