As far as SingleKey actually paying out on claims for tenant non-payment up to 12 months, property damages up to $10k reimbursed, covering 30 days of vacant property losses and helping out with tenant evictions up to $2k (as advertised), curious if anyone on here can attest to SingleKey actually paying out on these claims successfully.

Which means that they pay you a down payment and you finance the properties to them.

The deduction is optimized as values increase and can potentially offset the entire net investment (including down payment) for high wage earners.

However, with a SFH you will lower your standards when vacancy arises more than one month as you have no income coming in to male that payment.  

And offset the previous FHA loan payment showing that you're making the payments for it so it lowers his DTI.

I used a HELOC to cover the down payment, appraisal gap, and furniture, allowing me to enter the STR market without depleting cash reserves.

You can take out home equity loan and use that as a down payment on an investment property, but I'm pretty sure your return will be very poor.
