Staying at flamingo island using Marriott points and Hyatt casino using Hyatt points flying business with AF flying blue to Paris in Mag with my wife and 2 kids 45k points each leg, staying at an Airbnb paid cash and in Budapest at the W wirh 6 night cerficatesgoing to Italy in September flying economy in Iberia for 4 people, 25k Alaska points one way ($1000 per person when i checked) staying at the grand Victoria hotel in lake comp with my 3 night Hilton verticales ($1300 per night value) still planning the return and the rest of the trip

In metro NYC, it's around $275/$300 all day.

I have worked with many experienced investors from Southern California, Las Vegas, Phoenix, Tucson, Denver, and other large metro areas in the southwest and west coast, with seasoned investors that still live in all of those great cities but have shifted most of their real estate investments out of those higher cost or higher risk markets into ours. 1) Compared to most cities in the SW and West, home prices in the Albuquerque metro are relatively affordable.

there are good folks and properties to buy out of state its just not wise to buy the lowest price point in a given major metro area East of the Rockies .. simply put they are war zones  High crime and management nightmares.. this company has already had many of its unsatisfied buyers starting to reach out to locals in Indy and are jumping ship ... either not closing or have realized what they bought is not what was advertised.. batten down the hatch's my mom lives in Napa and she said its going to be rainy again this week.Best of luck in your search.

In Metro Detroit area, police will not remove these types of occupants (they are afraid of scamming landlord having police remove legal tenants), calling them a "civil matter" forcing landlord to start court eviction process.
