Housing is a necessity and MHC is one of the most cost-effective options.- Increasing Demand Across Age Cohorts: Boomers downsizing coupled with a growing number of Americans who can no longer afford to rent or own traditional housing continues to drive demand for MHC - see chart below.- Limited Supply: Only 10 new MHC sites have been approved in the U.S. over the last two decades - see chart below.- Downcycle Outperformance: MHC is the least sensitive property type to negative changes in GDP - the average stay in in MHC is 13 years, unheard of in residential real estate - resulting in stable predicatble cash flow with an ability to consistently, yet responsible increase rents.Lastly, a quick glance at some MHC investors and proponents:Warren Buffett is a significant investor in the MHC space, favoring the sector for its stable, predictable cash flow.

I purchased my commercial property out of necessity.

Motivation and necessity are my drivers.

@Nicholas Butler an LLC is not an absolute necessity, but it should certainly be a consideration.

So - try and come up with reasons why it is NECESSITY - not something you just want to do.  

It was all driven by necessity.

Thanks for the feedback @Dennis M. and @Jason Carter - to be honest I've been surprised on the advice to not utilize the 401k - that's more of a gamble in my opinion than a good real estate deal, but I think it's really about the math and the necessity of using it.

The trust is the key necessity that allows the legal transfer.

After a few months of really getting out there, I can already see that being organized will be a necessity in this game.Hope this post helps any other new investors that are just starting to get out there.
