I'll use Nashville, as an example, cause I do this here.

My worry with that is with my house being paid off already, in the area it’s in (40 mins north of Nashville) that’s growing and growing, that selling that house to buy in West TN would be the wrong move because it seems as though the market in Middle TN is growing at faster rate than West TN.

They want markets like Atlanta, Austin, Charlotte, Dallas, Denver, Houston, Jacksonville, Nashville, Phoenix, Raleigh, Tampa and Vegas. so we are traveling to new markets now to offer our product and the home we build on build to rent so we have more options than just our market and we are in a top 20 metro. 

I'm actually doing the same thing in Nashville.

Some of those you are competing with institutions some you aren't I got a list of one of the largest build to rent providers in the nation and their markets are: Atlanta, Austin, Charlotte, Dallas, Denver, Houston, Jacksonville, Nashville, Phoenix, Raleigh, Tampa and Vegas.Columbus isn't on the list which is where we currently offer new construction single family and multifamily wholesale houses.

I'm currently doing a live-in flip on a home south of Nashville in Spring Hill that has a few quirks.  

I used to live in Bristol and Nashville.
