From what I remember, he nailed the price exactly and I don't think he varied off of it much if any when he came to measure.

He may say learn from it and move on, he may just as equally say "those SOB's, were gonna nail em to the wallz!".

Your target market will really depend on your strategy, so I would nail that down before deciding on the location!

I'll say again what I said at the start was talk to your lender and get that nailed down as much as you can- understanding that they can and may change terms before you close.
