Well, I think the most practical way to handle this from your perspective is to put a clause in your rental agreement that the tenant is responsible for any maintenance of the jet-tub.Obviously, it may turn one or two potential renters off, but you will find someone that LOVES this feature and will agree to your terms.All that being said, I know a lot of people with these tubs and they all seem to be fairly maintenance free - if anything, the motor will eventually burn out and have to be replaced, but I wouldn't worry too much about that.

Shop was full if mostly junk, but back under a pile was a wooden crate with an camo painted outboard motor in it.

You want the one that has a coil of cable and a motor, not the short hand powerd ones.

The cooling fan blades and motor should also be cleaned.

I would look for a young, hard working, ambitious agent with a high motor but not many clients yet.  

Fan motor or compressor - hopefully just the fan motor. 

Most of them were a mixture of used motor oil, transmission fluid, and gasoline, which they took away for disposal, the last was urine which they left me to deal with.
