Could you put some more light on where the liability would come from e.g. for the notes on non-owner occupied properties, managed by property companies.

While there are some rather light legal and tax aspects, buying or selling a note is not rocket science.The hard part is selecting the right note and obtaining the right or an acceptable price.

Keep sharing stories, it helps people like me that find it hard to see the light at the end off the tunnel.  

Ideally completing light renovations like this shouldn't take long and you should  have a low holding cost on the hard money loan (if you used debt) and make a higher profit on the sale or have more flexibility on the payoff when you refinance  Plan on long-term and hold.
