My plan would be use the 401k kind of like a hard money loan where I'd acquire the property, rehab it, then refinance long term, pay off the 401k loan and get it rented.

Not saying it's bad, it's just the way these kinds of things work.

I kind of didn't want to mention that on the listing so that it wouldn't turn people away before they even had a chance to see it in person.  

You're going to have to spend a bit of time researching markets but I think picking a market you like to visit is always good. every vacation becomes a write off! 

What kinds of deals do you prefer?

The kind that needs to be sent packing.

I'm from NY looking at Jacksonville since we would like to visit during the winter months as well. 

That kind of errand is not the sort of thing they are paid to do and our liaison wasn't able to devote enough time to the problem on a daily basis to make it happen which I completely understood but it was still frustrating.
