Write it down so you know which person is the "boss" of what areas.Again, leverage the heck-fire out of your government service (thank you, by the way) to kick-start your investing.

I've always suggested to new agents to go with an experienced brokerage that offers maximum training and mentoring opportunities to help kick start your career.

Assuming you have $100,000 cash, and assuming all properties in the example fall under the 1% rule:1- buy an $80,000 property in cash to rent, not having to pay back any loans, BRRR it for $20,000 and refinance to kickstart your next deals using conventional financing.2 - Use the $100,000 for a 20% downpayment on a $500,000 property with the help of financing.3 - Purchase 5 properties at $20,000 downpayment each with financing.

However, I think the real way kick start your business is to find a mentor who you respect and is willing to train you.

But I’d like to come back with already a few doors under my belt, kickstarting a career switch “nest”.Which kind of difficulty am I looking at to start with the first property from a distance, then to eventually have around 30 by the time I get back?
