Absolutley Dave , just walked in door after wading thru the snow on my snoshoes and dreams of palm trees and warm ocean breezes somehow came wafting thru the house.

Too bad we lost the indoor ski facility down there - I was pretty excited about that!

@Wells Lange I'm looking in the Broad Ripple or Butler/Tarkington area. 

This way you could document things like holes in doors and have the tenant sign. 

It's not the people working there that are buying usually they live next ripple out for most part.

I personally would have a chat with the tenant about up-keeping the house and only ask for a monthly pet rent plus an additional security deposit (not a pet deposit) because of the indoor dog.

Tenants who kick in doors will not cough up more after they have gone.

I am 7 years out and it is doing okay but we had to replace the indoor/outdoor area rugs a few times so I am glad the carpet is goneFor a higher end tenant pool I would do it but expect to get some scratches on every move.

Not a bad idea, maybe Ill invite everyone from this thread to my backyard when i get the patio build done this summer :-)  Or someone @Ryan Arth ;-) could organize an informal akron BP meetup at the Mustard Seed Highland Square, mezzenaine, indoor-outdoor options ... coffee wine beer organic vegetable juices something for everyone 

The house is obviously vacant old newspapers, overgrown brush, city violations in door, etc.
