Going to try out PayRange, the Shine Pay is slightly more expensive and the one quote about the 20 units appears to be from shinepay as it is the only qoute they ever made... not sure which is better but both look like good options

A better option if you can swing it is to purchase with your own funds, gain access, then refi into a loan.

LLC offers better legal protection.3) Setting up in states that allow your identity to be hid is also overblown.

In addition I heard that is better having one LLC for each property and one for management only.

I am of the opinion that you'd be better served using that money toward the down payment on a property.

(aside from the 1 or 2 homes that have stunning overlook views).When building out your buy box, are you all using the averages, or are you basing your min/max on the cream of the crop listing revenues, even when there aren't clear reasons as to why they are performing so much better than others?

Like wouldn’t it be better to get a license and throw your own offers?

Now investors, especially the newbies, are chasing returns by going after higher risk investments - many NOT really understanding the true risks.Many more investors will be losing money and choosing to liquidate real estate - which will be buying opportunities for the better prepared investors.
