Information and exposure has been increased radically in the last 10 years, and hence those killer deals don’t seem to be there anymore.Fortunately for me, I had the good fortune to know and learn from the (imo) absolutely most knowledgeable, innovative, and talented note investor teacher back 40 some odd years ago.  

@Bryan Atkinson what insurance company provides property coverage for this type of exposure?...

I’m glad I got the exposure in land investing, and I’m now hunting for land so I can build wealth.

Some things that jump out at me:1) Many cities have codes that establish the number of unrelated individuals that can live in the home, so you will need to do some research on this in your area. 2) You may need commercial property insurance, as your insurance company will likely consider this a business exposure.

This was my only real-world exposure.

Hope there isn't too much exposure but wouldn't surprise me if somebody ends up with a fat fine from the SEC after this.... 

Anything to get exposure is going to help.

You are smart to assume the carrier is looking to manage their exposure. 

As long as the gain you incur from the sale of your property AND the investment with bonus depreciation occur in the same calendar year, it's possible to defer all of the tax exposure you would otherwise have.  

If anyone is thinking about investing w GC passively...you just need some better exposure to deals.
