Is this an advisable path forward (it seems this is the only option I have to make this long-coveted first real estate investment while becoming an entrepreneur at the same time)?

I have seen it thousands of times with entrepreneurs over the last 20+ years.Most REI LLC's could be pierced in ten minutes by a competent litigator.  

This year I have finally forced myself to pursue my dream of becoming an entrepreneur by getting into the real estate world.

As an upcoming entrepreneur wholesaler of Vacant & Distressed homes, what important information should I ask property owners about the properties in order to make the correct purchase offer.Thanks in advance!

After over 12 years in the property management industry it is refreshing to break through the long-term plateau I was at and become an entrepreneur/business owner/investor. 

Was a rich old guy with like 200 houses, wanted to help out a young entrepreneur.  

I don't know anyone here yet so I'm hoping to make new connections and new friends that are die hard entrepreneurs.
