The approval/closing process is a bit longer with a VA loan and you can't wave inspections and appraisals.

This city has been making waves lately, and for good reason.

Alot of interviews and articles i have read suggest that we are a the crest of a wave.

If it's transactional, then you don't have any duty other than to honestly disclose what you know, and you have some confidentiality duties based on reasons for buying or selling, and motivations, unless those are waved in writing.Absent a breach of duty on your part (probably not, I would guess, otherwise your DB would be all over your behind), I wouldn't worry.

I'd accept let them know you understand, you'll wave late fee for September, ask how much they can pay.. if it's at least 50 to 60% I'd say Ok and  your next payment will be on XXX date. and find out how soon they expect to return to work..

Investing can be like parenting in the sense that if you read something new every day and change your strategy depending on the latest expert you will get thrown back and forth like waves in the ocean.
