Solid post and would agree with everything - but the last one - "Local or National Expert" - I do think there is still value here but I would say this is the one area that is being I'd argue reduced in importance via technology and ability to reach people digitally and remotely - but like you said, its really more important for people trying to scale - where if its your first or second, local probably makes a lot of sense

Additionally, the costs of fixed rate seconds and HELOC's could come down from the double digits or make cash out refinances more feasible to tap equity for those with low first rate mortgage loans.

It sounds like you won't have any trouble qualifying..In Oregon there are some tenant laws that can restrict active CAP rates, but those with current market rents (or that can attain them near term) can approach double digit return rates.

Without running numbers, I think you are looking at an asset that makes 8-10% over the next several years with an upside in the 15-20% range if you see high single digit/double digit appreciation.

I'd prefer to use RentRedi for those things, being from the Bay Area it seems highly logical to me to use a digital platform for everything, it is much more efficient and cost effective.
