Walter Holmes My tech project for foreclosure auction investing.

I started this project hoping i could efficiently review the most amount of properties in order to maximize the potential investment options to bid at auction....this is what I have so far.First thing i did was to create the listings, I matched the properties been auctioned with their corresponding pics and the property specs (rooms, size, floors etc.).Second, for each property I automated the data collection process from public records and created a report with: Foreclosure info, owner info, taxes data, liens including mortgages , satisfaction of mortgages,  assigments, violations and permits and court dockets.This data is updated daily to capture new filings (specially the dockets to capture bk and motions to cancel sales)Now that i have the data i can apply my personal "preferences" to go through the report and in a few minutes discard  properties that have certain attributes I "dislike".

I'm in the process of trying to get this done soon to eliminate that concern.My issue with the garage is, most houses in my sub-dividson have fully functional garages, so I would like to use this property as a lesson's learned and take the projected $80k that I may make on this home if I do sell it and use that money to invest in another property that is in better condition when the market is better for buyers 1-2 years down the road.I will also potentially be moving away (over 8 hours away) from this area in about 2 years, so another reason I'm looking to maybe sell since it can be hard to find great property managers.Anyway, this is my first rental property, so I just wanted to pick the brains of others since I have a limited small view of things and maybe missing the big picture on why I should hang on to it.Note, I have been lucky enough to have 2 different tenants rent this home out since I renovated it, but after moving out, they love the house but did mention dislikes about the garage doors and basements when we asked for things they would recommend for improvement.Thanks!

Other debts include a little credit card debt that he has, small auto loan of mine, and my student loans which equate to $9,240/year in required payments)So, the HELOC loan officer was useless and told us she is frustrated with her job and basically dislikes her UW dept. because they work from home and she doesn't get to.
