The delta was on a given property 200 to 300 a month .. so they got up to about 5 to 6k a month positive.

Part of my brain says yes, but part of brain says no because if I was willing to pay $30k just to sell it, I would lose all benefits of the property but for an additional 28k, I continue to keep the following benefits:The delta between losing $150/month and making $250/month is $400 so my actual benefit is $4800/year$8000/year principal pay downFor a total of $12,800/year Plus depreciation of the unit against this income and my other rental properties$12.8k/$28k = 45.7%Who in their right mind wouldn't pay 28K to keep an 12.8k benefit and the depreciation in a great, stable neighborhood with professional, low maintenance tenants?

Besides, if the game is arbitrage of the delta between interest rate and Cap rate, then why not buy at 6 Cap...I am not saying I agree.

Well we spec'd it for corrugated and the city came back and said no must be plastic.. the delta was 80k.. various change orders do to roots,, soft spots etc 40k.

Atlanta has the world's busiest airport ad many of the Fortune 500 companies are headquartered there including Coca-cola, Delta, UPS, Home Depot, Suntrust Bank etc., so it is a reason why it make sense for me to have rental properties there.
