The one existing house needs a cosmetic rehab as it currently has a late 70's decor, but I believe it is well-maintained.The estimated numbers look something like this:Property acquisition:  $700kConstruction cost:  $750k ($350k for each new house, plus $50k cosmetic rehab on the existing house)Sales price:  $1.8M ($600k per house)So the profit would be $350k.

@Sam Shueh I drove to Jacksonville to Floor and Decor and it was worth it since Lowes and other stores in my area didn't have anything in the price point I wanted.

However, for what ever reason, the lower tenant (according to the upper tenant) has been mean, rude, saying things like the backyard is only for the lower unit, they had a door decorating "competition" for Halloween which turned into the lower tenant yelling at the upper tenant.

Landscape stones would work, if you were in my neck of the woods I might suggest a nice decorative barrel cactus, but I don't think that would work in WV, even a small tree may be a significant enough deterrent.

These are houses that have good bones, no major defects but need a cosmetic upgrade as they have the same decor as they did in the 60's when the little old lady who's selling it to you bought it.

I had a mobile home and we had to remove some decorations from the ceiling, not realizing that was what was holding the ceiling up, the whole living room ceiling collapsed.
