Lol Plenty specifically buyer agents... they're good at hiding from me lol

We have spoken to a few other investors they have done this to but they hide/block all negative comments on social media.

Local REI Meetup groups - AskThey are out there, but they are hiding under rocks a lot of times and you have to turn over a lot of rocks to find them.    

To me the downside is lack of control, and transparency (not that they are hiding anything, but you just can't track the numbers like you can with your private portfolio), and possibility to lose it all due to financing and LPs position on debt structure.Just my 2 cents.

I would get that disclosure especially since they seem to want to hide the condition for some unknown reasons. 

Major issues, numbers just aren’t that good, hiding something and wholesalers aren’t bound by the code of ethics to disclose issues like agents are etc… We also have a competitive off market, market.

:)   Hi Natalie, I don't know if I'd say this is your agent's fault unless they are hiding the fact that the property is in need of more work than you want.

If so this would allow you to lower your personal DTI and increase your credit score by essentially hiding those balances outside of your personal credit.

house didn’t have any leak (as they say and as on disclosure form) house wasnt owned by professional investor, it’s owned by a couple who bought in 2017, completely fixed the rear unit and added 2 new bathroom in front, which they divorced around 2019/2020 based on my search, so I am somewhat thinking there not much to hide?  

In the ad you wanted to hide the unit number that's available.
