Mordy Chaimovitz is pretty spot on with his tips and insight into what to expect when dealing with Commerical Real Estate.

RE Syndications sound appealing since I've heard its more passive than typical REI as I could just hire a manager that has way more experience than what I have, and possibly get higher returns investing in expensive commerical RE instead of just SFH or whateverFrom what I've gathered, index funds usually return around 7% on average each year. 

Is anybody aware of any online courses that teach you how to underwrite residential or commercial deals? I am in college and while all the classes and everything I take in school is great, nothing is really taught on ...

I've been passively looking at commerical opportunities on cape cod but this market is extremely challenging with an much regulation, historic preservation, flood zoning and septic issues. 

Currently have 4 LTR and 4 STRs soon to be 4 and 5 plus maybe a commerical property for good measure.

Not just residential management, but also many who specialize in Commerical, Industrial, and Homeowner Association management.

I'm hoping for people to share:1) Net income selection from these 3 options:  Less than $100k annually....between $100k and $300k..... or $300k+/year.  2) how long you've been doing this.  3) which property types  (low end, mid-end, high-end, duplex, apartments..luxury homes, commerical) are your favorite and why?

i would like to own a commerical business that brings in a positive cash flow.
