That's looking at it through a narrow lens though, when you zoom out to 5-10-15 years down the road and calculate the difference, in my experience the appreciation has been far more beneficial than the $200 difference per month in cash flow from a different market.

My strategy as an investor has changed over the years, today I look at real estate more like a collection of properties and less through the cash flow lens.

This seems like a great fit for me other than the fact I cannot find a company that has modestly good reviews.

I have other assets in Canada but I looking at bringing everything here when the exchange rate is better.

I have one for my other rentals through a prior relationship but that's a couple of hours away. 

It's good to see it through each season then you;ll have a better idea of what to expect. 

Also go through a servicing company for payments to the seller, escrow can probably help you out with a recommendation for that. 

Verifying last 2 years of rental history and income extremely important to find the “best of the worst”.Make sure you understand the Class of properties you are looking at and the corresponding results to expect.

A prudent investor doesn't seek quick riches through shortcuts.

All though I am inactive but one can pop on NMLS and find me  :)  And like I said I have been paid off by Cogo itself so i know they do pull some loans through the knot hole..
