Very commonly the resident pays a portion of the rent so your rent increase will affect their budget and their lives. 

Your maintenance budget should be 10% * $24,000 = $2,400 Make the tenant happy!

I like starting small so maybe a food truck in 10 or so years :)I'm currently looking for investors to do what you did except focusing on commercial residential property in Kansas City.

Typically its the behemoths with huge marketing budgets who do well with this.

I currently use the two family cars we have to conduct these activities, and I am looking to buy a new vehicle that is more suitable (a truck) for the tasks that I have been doing. 

I can tell you that being around new construction the past 12 years, I would say 1/4 of the projects we have been apart from residential to commercial will experience delays to MFGs out of stock, HOAs changing their specs, Cities changing their specs, Weather 2-3Xs budgeted rain delays, Subcontractor injuries and death.....Then Hurricane Harvey in Houston are.....WOAH  major delays...I have seen it.We are happy to be providing funding to DCGI's BTR community members, many have gotten their applications in already and look forward to helping the rest of yall accomplish your real estate goals.

Through your local bank that you are using, are you reapplying for each new home for a seperate construction loan or are you setup as a credit line with them and just submit a new budget for each new home I do want to also add that my banker who is the VP of lending and branch manager has been banking me for 30 years..WE have been through all he ups and downs including the GFC were I got almost totally wiped out financially..
