You'd prob. get better information on their own from Neighborhood Scout. no argument from me Agents have to start somewhere and not all agents are seasoned pros or grew up in the hood they are selling.. and for sure with low end rentals in the rust belt and mid west it can be very very block to block and you just dont want to take a listing agents word for it.. you know they may have to make their car payment ..

IMHO.the way to buy mid west rust belt props is to figure out the Median home price in the MSA and buy at that or a little higher.. dont buy at 50% or less of the Median you will not have a good experience again IMHO and after funding literally thousands of these homes over 22 years.

Just my $0.02 most of the time sure.. but you take OREO properties especially in low value inner cities in the rust belt and mid west .. and I can tell you I have seen Many many settlement statements were the banks have to bring cash in to close..

Louis, but I do have experience BRRRRing in a rust belt city.I think the challenge has less to do with the rise in prices, and more about how you will supervise a BRRRR from out of state.
