It seems to me that a phone call to the intermediary getting them to talk to the tax prep person would be a logical first step vs posting the question to the forum and trying to inject yourself between two experts.Just my 2 cents.

Bear with me here:Raleigh population: 423,719 (local unemployment 3.6% = 407, 945 employed407,945 * $53,653 aver local salary = $21.9b total annual income of area50,000 AMZ jobs * 100,000 aver salary = $5b incremental annual income from AMZ$5b / $21.9b = 22.8% increase in annual income from AMZNow......I realize that not ALL of these 50,000 AMZ jobs will be injected into the Raleigh economy in one year, but if it takes two years, thats roughly an 11% increase and three years 7.6% (holding local area income stagnant over that time frame, which it wouldn't be)If you broaden the same calculations above to include all of Wake County, the numbers are obviously less impactful (8.5% annual increase in County-wide income in one year), but not immaterial IMO.Another simplistic way of looking at this is the average AMZ salary of $100k is almost twice that of the average Raleigh salary ($53k), so the argument could be made that that's almost like adding 7,500 jobs (as measured by purchasing power) to the local area.Again, I realize these are VERY simplistic arguments and it wouldn't take much to poke holes in it if you really want to parse it, but I do think it makes a solid case for it being a material impact on our local area here in RaleighThat said, I'm certainly not suggesting anyone invest here locally based on just that alone.

My agent told me he probably wont give me a dime as he's really been stressing 'AS IS'.Here are my calculations:- Purchase Price $255k-Rent from all 3 units $2500/month-Injection (Closing Costs + 3.5% down) $16,378 + $15,000 (Out-of-pocket renovations)-Monthly Payment (PITI) $1,901-COC Return 54%; ROI 6.66% (Is this a bad sign?)

I'm Ed from eastern oklahoma.Currently I own no property other than my personal residence,of which I currently owe around 13k(worth ~150k)I will be entirely debt free around the beginning of next year and i'm interested in real estate and RE investment.I'm 29,married,with 2 children(1 severely disabled).I currently work several jobs,Ford dealer tech by day,part time autozoner at night and I have a small side business programming GM fuel injection between those two.Honestly,i've always been interested in auto's etc.. but this will be the second time in my adult life i've decided I don't want it to be a career.I'm considering quitting my day job for Ford and getting my RE license on the side.This is for several reasons.I've always been interested in real estate,I love any kind of new education,frankly i'm tired of my day job and would like to try something different(even if it's drastic).Depending on how all the financials work out with AIG,income shouldn't be a problem should I quit one job to concentrate on RE education.

They are attempting to inject language into the ALA intended to trap REI's and Licensees such as RE Agents and Title Agents into either disclosing that there is a secondary transaction or higher subsequent offer.The exact language on a recent approval I had was "Under penalty of purgery by signing this affidavit all parties to this transaction agree to the following: There are no secondary higher offers or pending subsequent transactions that have NOT been disclosed to and approved by the lender.
