HELOC are also highly reliable source since the interest rates are low.My tenants pay back the HELOC and TSP and now I have another cash flowing property.I think what you are thinking about is a great strategy

Been looking into building out an IDX lead generation website and I stumbled upon software called Mashvisor, it claims to integrate into your IDX website and calculate Cap Rates / Cash Outlay, Etc etc.

But based on my personal experience you won't cash flow with a DSCR loan on a SFR rental.

@Rajesh Kasturi My favorite MTR market for cash flow AND appreciation is Portland, OR. 

Why would you take your cash, and spend it on a property you don't need to spend it on, instead of using that cash to increase your properties,...and income.

Then you do the refinance and end up with hopefully the same net cash flow as before but also have the free cash to invest in the syndication.

If you find a Duplex or greater for under $250K and with rents common to the market at or above $1200 a door then you have some cash flow. 

In an area like Austin, I am betting you can find some great stuff for little cash.
