I am trying to locate experienced investor friendly title companies and or attorneys to use for closings in the Kalamazoo, Portage, and Grand Rapids MI area.

@Stephanie Menard, I have been an attorney for over 36 years with about half of that being a prosecuting attorney. 

Plus, I then ran across this lawsuit...it does not look good but I am not an attorney.

I would make sure you speak with a land use attorney on this

For your 1st time, pay a Property/Land/Transaction Attorney to review the title commitment with you to make sure that there are only the outstanding liens on the property, and that the owner has title.- Collect Tax Certificate to verify Property Taxes are Paid- Get a current statement from the seller to verify the existing balance, if they are delinquent, you can get the bank on the phone to verify the amount to make the loan current.- Review the loan documents, there is most likely a due on sale clause, which is why you won't find a title company to process these for you.

This way, we receive continuous updates from attorneys who eat, sleep, and breathe lending at minimal cost and we know we are always up to date.

- If they are not making their payment, start eviction process with an experienced landlord-tenant attorney.

If it was me, I'd look at it this way:1) Paperwork: I can hire an attorney at an hourly rate to write up a purchase contract, etc. 

He says he has an attorney on staff but this is not true.
