@John Lee you get what you pay for with free advice.The ADA only applies to spaces available to the general public (i.e. stores, restaurants, parks, public streets, office buildings, etc.).Fair Housing deals with housing and it does not apply in every situation. 

You're in violation of federal law with the construction as that creates a different qualification under Dodd-Frank and a 9 month balloon, predatory lending, Texas municipalities  also have predatory dealing laws, looks like you might fit there too.The "handicap" have no special provisions as a borrower, ADA has no effect in that respect. 

I am pulling in the words Boise and Ada County to this thread.....as it might alert some Boisean's via their keyword alerts. 

check with the local authority having jurisdictionyoull need to really have all your questions ready and be able to justify the need in your areathere will be permit costs and fire marshal approvalyoull also be looking at access front door, back door, window sizes for fire escapesramps, ADA requirements and are there stepsenjoy

However, to me it is screaming ADA non compliant lawsuit. 

@Larswin Mendoza ADA code requirements will be completely different from residential.
