lolMy wife (partner) and I have about $175K in equity in our home and plan to take out a HELOC for I imagine what they'd allow for, $125K or so... these funds will be used to build the Tiny Cabins which I've found a source for and estimate to be $35K each to build.We are searching for and have found lots in the area we like that are close to attractions, subdivided into 3 parcels and have no restrictions, so that each lot can accomodate 3-6 Tiny Cabins (1 or 2 on each parcel).

However the cleaner I hired did not do a good job and now the renter has sent me emails that they had to spend lot of hours to clean the home etc. and had to move around their work schedules to accomodate that.

In addition to the great advice above... if you are unsure talk to a CPA who is familar with real estate transactions.Also, I believe John Hyre has a course (fairly inexpensive) that provides info on how to set up Quickbooks to accomodate what you are looking for.Best of luck!

One last issue/question that I had was that per VA laws (or at least my degree in googling) it looks like the landlords may sue for up to $5,000 for costs incurred to re-rent/accomodate the VA tenant and their leaving the property (at fair market value).

The rents were still below market at the end of that 2 years but the building was cash flowing and no longer at imminent risk of major systems failures.Obviously I was trying to be very transparent and accomodating to the existing tenants, in part because I knew they had limited incomes and options should they have to move.
