I’m seeing some pretty good cash flow in PG county, particularly in Oxon Hill.

Most investors that are purchasing properties using DSCR financing will vest in their LLC and sign a PG this way it wont report on their personal credit or bring their personal debt and income into the transaction.  

Quick note, you can get Fannie loan to a revocable living trust (still with PG and on your personal credit).

Use your new store cards, Pay your bills, and don't PG (personal guarantee) if you can help it.I made the mistake of PGing a secured card with Wells Fargo BEFORE I built the trade lines on my current business and I got stuck with a card with a low limit that is actually hurting my business credit due to util on that card.

One thing to keep in mind is that in PG, MoCo and DC, age is a protected class.

Do they do loan to LLC's without a PG?
