@Jeremiah CotnerAs a project manager you don’t need the insurance and don’t have to take all the risk that come with being a GC, you can simply write your own 1 pg contract with property owners and then just connect them with the subs, and help with the lien waivers.

Most investors that are purchasing properties using DSCR financing will vest in their LLC and sign a PG this way it wont report on their personal credit or bring their personal debt and income into the transaction.

Use your new store cards, Pay your bills, and don't PG (personal guarantee) if you can help it.I made the mistake of PGing a secured card with Wells Fargo BEFORE I built the trade lines on my current business and I got stuck with a card with a low limit that is actually hurting my business credit due to util on that card.
