This raised the question to the other tenant, "would I be docked for late rent on my credit score if the other tenant doesn't pay on time?". 

There are a lot of markets with solid job markets, strong populations, solid rent growth, but when you are talking ONE property, unless you are considering highly rural areas, it likely doesn't matter.  

They finally get back to me after the close date to say they need more time because they are try to cross collateralize their other properties to make this deal happen and the bank they were using doesn't do this kind of loan. 

Your registered address not matching the duplex doesn’t affect taxes, but updating it for consistency is advisable.
