I'm tagging @Jay Hinrichs, who's politely of the vintage to give you the horror stories of straw men, cash boot, and dry land in West Texas to balance out valuations - all with exchanges done without a QI.For the minimal cost I'd recommend that you engage a QI anyway so there's no slips and accidental recognition of gain - particularly on their side.

If you want a little bit of an older property, just down off of Vintage Park and Bradshaw has some that aren't that much older.

Garner - Maybe no longer the hidden gem, but schools aren't where we would prefer them? 

I can only imagine what leftover gems I could end up with following you around in the LA area.

I don't expect to be physically or mentally functional when my 2017 vintage loblolly planting is harvest ready and heredity says I won't be here.

This is in a fairly hot drag with a lot of little coffee shops, hip vintage stores, and some retail....but it's mainly a residential area.I've already invested in apartments and done some commercial leasing - of medical and small office space.

This morning, I said to the realtor, herself an investor: "Why didn't you snatch up this gem?"
