I am doing all I can now to educate myself (through podcasts, books, etc.) on the ins and outs of real estate investing and each week I feel more confident in my ability to truly thrive in this arena in the not too distant future.  

If you're interested in continuing to do BRRRR deals one door at a time you'll likely thrive using commercial loans from a local bank. 

NEVER EVER buy a dog....people get sick or move away or inherit a house and somtimes 'divorce' them selves from the house and you pick it up cheap.Simple eh....keep it super simple and thrive...renting is horrible.  

It is also located 10 minutes from a thriving down town. 

Grand Rapids Metro is such an exiting and thriving market.

Then find where there is a lot of population growth/wage growth/job growth/whatever statistic you think is important for a thriving economy and find the best area in that state.
