Anytime I have an incident with my rentals or when the alarm goes off at my home, I am very appreciative to have the police show up and investigate.

This gets pretty involved with fire alarm and electrical connections to monitor and close the damper in the event of a fire.

I made it clear that changing the locks is a violation of the lease and I have a right to enter with notice, to which he agreed (but he did point out his sensors placed strategically on the door and said please give notice so that the alarm is not set off.)

Yah, and there usually are alarms in case your pumps stop functioning, to warn you before things start getting ugly.  

Since you're looking at renting out your building, you might want to consider adding a home security system and have the monthly monitoring cost (charged by the alarm company) built into the rent.

Not sure what signing a lease has anything to do with this unless they require a copy of the lease like the alarm company does.

It adds another layer to stop a potential thief, and in some C-/D areas, we've noticed people would literately just walk through the yard, no respect for anything.. this stopped with a fence.
