Dimitri,There’s excellent advice on here and the common theme is be conservative when estimating your potential profitability on a property.

What seems to be a common theme with realtors who don't offer Buyer Rebates is that consumers should feel obligated to use them regardless, without expecting them rebate, because of their internal costs and/or the commission split they're under with their Real Estate Brokerage.As a Florida Mortgage Broker, like most, for years we've suffered under relentless efforts by realtors who have coerced and steered our Pre-Approved borrowers to their "preferred" lenders. 

Then again, just about anyone who is capable, has an accounting or finance background who specializes in real estate might be better than any other who does not specialize....are you getting a theme here?

The overlapping theme is agents lack the mindset and therefore struggle. 

The general theme I am getting from this is to find people in the markets I am interested in who are currently doing BRRRRs (if there are any), see what their numbers look like, and base goals off of that- not what I read and hear about in different markets from different times.

Rich Dad Poor Dad was the book that got me into the investing/real estate mindset too, and you'll find that to be an extremely common theme from other investors you meet.

It’s hard to give advise when all the markets are so different (beach, cabin, theme parks, major cities etc).
