If its properties and realestate you are into... learn to scrape the county Auditor for 'EVERY' property... then, add some additional depth by scraping the county clerk's site for deeds, now, bounce that data down again against GIS and geolocation to get a good grasp of not only population density, but amenities , nightlife, dining etc...

Some areas this cant be dine so people are happy for less because they want to stay local.

Can't speak to every market but as a lender we have done a ton of research and analysis on AirDNA and found that their projections on occupancy and revenue are stunningly close to actuals/expectations for a good operator
