You might find yourself spinning your wheels and getting nowhere if you jump right into wholesaling with little or no experience.

I have seen many comments, questions and opinions posted over a few years made by some selling programs and IMO, they are in no position to be teaching or spinning a "how to" program, so that's where my opinions of gurus lie.I have watched Brian's posts for a couple years +, I believe him to be a real estate agent with a few years in the business.

@Julius Lewiel @Markese Clark since you both are starting out, and I know I covered this somewhere in this very long thread, you need to know with 100% focus and clarity your "WHY".I strongly believe it is very important to educate yourself on the many niches in real estate such as flipping, wholesale, BRRRR, multi's, storage, etc.However, if you don't know your "WHY" or the reason you want to be a real estate investor, you will, and based my own experience, spin yourself in a circle and get VERY frustrated.As a CPA I was working 100+ hour work weeks during tax season.

I'm a bit of a serial entrepreneur who has tried everything from real estate, to IT support (Server Admin by trade), to fire spinning performances.  

I would appreciate any input as to whether this seems like a good deal or am I just spinning my wheels?

A small sample number is just one, another is that these people likely had a bad experience and were not pros but beginners and lost, or perhaps they have never invested in real estate and are regurgitating the media spin that is so common (real estate is risky, hard to sell, expensive to maintain, non liquid like stocks, and the other goes on).

If you talk, tell them you're the president of xyz company (whatever is on your card) and that you buy all kinds of properties, some of which you spin off, others that you hold, and that you might have some stuff deals coming available in the near future.

Focusing on several RE applications will end up making you spin your wheels.

This is just another thing to factor into the numbers and if it all makes sense then great but definitely a 3x factor to keep on the forefront...because there’s not enough spinning plates, right?
