In Chicago, the prices on investment properties have risen dramatically and I'm waiting on the sidelines for prices to pull back.

With inflation being over 8.5% here in Florida, it makes sense to put that money to work instead of letting it sit on the sidelines. 

There's also no better feeling than taking a run-down building and transforming it into something appealing and beautiful.There's a lot of money out there sitting on the sidelines or in poorly performing assets.

I understand what you mean about lurking and sitting there on the sidelines watching the deals that I see get scarfed up by other investors.

For me it is a sideline to rental property and lending, so is not worth the effort.  

I'll definitely be sure to jump in soon and not just keep trying to learn it all from the sidelines!

Many investors are sidelined right now and have the inflation moths eating away at the cash in their war chest because it's so difficult to make deals work.

It's stressful to watch on the sidelines (so to say) because I'm not completely organized to handle the volume of business I one day plan to have.  

Also just like you Mike I have been waiting on the sidelines investing because of how much time I have in a day.

The Austin area is the top city to invest in for ROI and now is a great time to buy with a lot of people on the sidelines.
