There are no better ways to obtain an owner occupied property and have them renovated to suit your taste for as little out of pocket as those two products.I'm certain you did a great job running an oil and gas crew to code and I bet it was on time and under budget or even done faster than expected and under budget, but that doesn't mean a lender is going to trust you to run a renovation crew.

(Yes, I know you can hire PMs but it's way too expensive for SFRs and no one will care as much as you.)Having held some properties for a longer period, I'm starting to get a taste of the cap ex that comes from long term buy and hold, particularly with SFRs I think that being in Texas is particularly difficult because of settlement/foundation issues.
