Yes, great sector of investment, higher returns, higher risk than MF.

While going to school, try to get a job within the real estate sector as getting paid to learn is the best way to learn. 

I have found plenty of data on FORCASTED job growth as measured by occupation, sector etc. 

Just like realestate, everything is cyclical....stock market, job sectors. 

We both work in government sectors and have been able to save up enough for a down payment on our first house.

We're in a college town and love 1/1's.Another thing about our market is that there is no new construction in this sector because the marginal cost of a 3/1 makes more sense for builders.Therefore in our market these units are becoming a smaller and smaller percentage of the rental inventory.

Our city desperately needs a fresh vision and a new Land Development Code that paves the way for smart growth in both our residential and commercial sectors.

Use 1031s to consolidate and move geography from the highly appreciation dependent areas and sectors and go into better cash flow - maybe in other geographies or moving into denser MF or commercial assets. 

The ASU demand has increased as has the employment sector along the lake exploding.Will that land your building on eventually be used other than housing or newer housing?

I think it is safe to say everyplace in the country has a shortage of decent low income housing in the private sector.
