@Shawn Fletcher I'm not sure if you have a solo 401k plan that is with one of the larger custodians or if you have one that enables you to self-direct and has more robust features. 

We have a robust stock of small and midsized multifamily properties that cashflow very nicely with an attractive price to rent ratio.

Not as robust market as Denver and COS but your 90-100k can still do some damage. 

The theaters in the area are all advertising shows resuming May 9. 

Even though the city lifted the restrictions on building, my GC doesn't want to resume yet. 

What I like about TenantCloud over something like Cozy.co is that it has automated template leases / notices, electronic signatures, an accounting feature, a robust mobile app, and great reporting features.

Might get some marriage proposals on the internet with that resume :) I don’t want to bring the bad news but you won’t get 5% down unless you are going to live in it as a primary residence. 

Does this depend on how badly you need the deal (how robust you lead generation is)?
